Today's market requires a pre-qualification for cash or mortgage to accompany the offer to the banks on short sales or bank owned properties. Even conventional buyers are requesting today, as we have had a lot of tire kickers out there.
Items considered when pre-qualifying for a mortgage loan include:

There's nothing to be afraid of, but let me help you find the mortgage person to best suit you, I know agents who speak other languages, can help with VA, FHA, USDA, and of course conventional. It's also a good idea to get a mortgage person in our market, it is easier for all to work with and they can get us the info we need, and accompany you to the closing for those last minute questions.
